If you've been following the Raleigh Hills real estate market, you may have noticed something unusual. The median sale price declined nearly 14% compared with a year ago. Yet homes are selling faster, and a greater percentage are selling above their asking prices. So what's really happening in Raleigh Hills?

Mortgage Rates rose over 83 Basis Points in just over a month. On a $500,000 Mortgage that’s $40,000 in Purchasing Power that just disappeared. That’s going to impact pricing moving forward.

So, it looks like Tigard home prices fell BUT when I dug into the actual sales, I found something much more interesting. The typical home that sold this year was about 370 square feet smaller, and the number of sales above $800,000 was cut by more than half.

Mortgage rates have moved sharply higher over the past month and the impact on homebuyers is bigger than the change in the rate might suggest. For buyers, that translates directly into higher monthly payments and reduced purchasing power. For sellers, it means the pool of buyers who can afford their home or who perceive their home as a good value, may have changed dramatically in only a matter of weeks.
