Tigard home prices fell more than 8% year over year. Or Did they?

Updated: Oct 3
At least, that's what the headline number says.
From July through September, Tigard's median sale price dropped from about $638,000 in 2025 to $585,000 in 2026 - an 8.2% decline.
So, it looks like Tigard home prices fell BUT when I dug into the actual sales, I found something much more interesting.
The typical home that sold this year was about 370 square feet smaller, and the number of sales above $800,000 was cut by more than half.

So we simply sold fewer expensive homes.
In fact, Tigard's median price per square foot was essentially unchanged - actually increasing slightly from about $282 to $284.
And other indicators don't look like a market that weakened by 8%.
Homes sold considerably faster.

Sellers received 99.35% of their asking price, up from 98.76%.
And the percentage of homes selling over asking actually increased slightly, from 19.7% to 20.3%.

Now, that doesn't mean every part of Tigard is appreciating. My analysis did find some real softness, particularly among larger, existing homes at the upper end of the market.
But the takeaway is this: Median price tells you what sold. It doesn't necessarily tell you what happened to the value of your home.
