The Bond Markets reacted quickly to the Fed’s Jackson Hole Speech.
The day ended with Mortgage Rates at their highest in 3 weeks.
The Average Conventional Rate is now 6.81%.
Rates have and will continue to impact the local market.

Portland housing inventory is growing and is up 2.76% since last month. Demand in the form of Under Contract and Pending Sales is Down 10.9% witihin the Portland Oregon housing market. With interest rates elevated look for the normal segment of the market under $1M to stall a bit because of the higher interest rates.
The Portland Metro Area Luxury Housing Market $1M to $2M will be somewhat impacted.
Over $2M - 57.5% of the sales are Cash so it won’t be felt much there.
IF you are able to Buy right now and shopping under $1M you should have some significant leverage over sellers that have been on market for awhile.
